Why Harrow boiler jobs are different.
Harrow's housing stock is markedly different from Wembley's — bigger houses, larger families, and a lot of Edwardian semis with three-storey heat loss profiles. Two things I see more in HA1 than in HA9:
1. Bigger boilers, not bigger flats
Harrow's 4-bed Edwardian semis often have two bathrooms and high mains pressure — perfect for a 32–35kW combi like the Worcester 8000 Life or Viessmann Vitodens. The mistake I see most often is undersizing — a 28kW boiler fitted in a 4-bed house can't keep up when two showers run at once. Right-sizing first, brand second.
2. Long horizontal flues
Many Harrow Edwardians have the gas meter in the front cellar and the kitchen at the back of the house — that's often a 4–6m flue run with two 90° bends, which needs an additional flue support kit (+£150–£250) and sometimes a more powerful boiler to overcome the flue resistance. I'll always price this as a separate line on the quote so you can see exactly what the flue costs you.
3. Multiple bathrooms = system boiler territory
For Harrow houses with three or more bathrooms (Greenhill detached houses, Pinner Road semis), a combi often isn't the right answer — flow rate caps out. I'll recommend a system boiler + unvented cylinder, which costs more (£3,800–£5,200 fitted) but actually works for the way the house is used.
