What an inspection covers

The three things the Regulations require me to check.

A CP12 is not a five-minute box-tick. Under the Gas Safety (Installation and Use) Regulations 1998, three categories must be inspected on every appliance. A real engineer takes 30 minutes minimum, even on a one-bed flat.

  • Every gas appliance — make, model, serial number, location.
  • Gas tightness — let-by and standing-pressure test at the meter.
  • Operating pressure — manometer at each appliance test point.
  • Combustion — flue gas analyser (CO ppm + CO/CO₂ ratio).
  • Safety devices — flame supervision, overheat thermostat.
  • Flue integrity — visual run, terminal, joints in loft if present.
  • Ventilation — grilles checked for blockages.
  • Spillage test — on any open-flued appliance.
  • Gas pipework — visible runs, corrosion, accessibility of ECV.
  • Digital LGSR emailed to landlord + tenant by evening.

How much is a CP12 in Wembley?+

What happens if my CP12 has expired?+

You are committing a criminal offence under the Gas Safety (Installation and Use) Regulations 1998. HSE fines start at ~£6,000 per property. Most landlord insurance policies also become void during any lapse — book a same-day inspection to limit your exposure.

How long does a CP12 inspection take?+

Do I need a CP12 for an electric-only property?+

No. The Gas Safety Regulations only apply where there is a gas appliance or gas pipework. If your rental is fully electric, a CP12 is not required.

Can my tenant refuse access?+

Tenants can delay but cannot indefinitely refuse access. Three written attempts in escalating tone over a 4-week window is the accepted standard. Keep paper copies.

Do you do service + CP12 in one visit?+

Yes — £120 fixed for combined annual service + CP12. Saves £20 vs separate visits and means one tenant visit instead of two.
